Solar Energy Commercial Roof Lease Options - Frequently Asked Questions

How large must my roof be to be considered for a Solar Energy Commercial Roof Lease?

The amount of usable roof space for an incline roof would need to be at least 6500 square feet. For a flat roof we would require 14,000 square feet and up.

How often will your workers visit to do maintenance?

We will need to do one annual maintenance visit to clean the system, and check that it is functioning properly. The only other time we might visit is in the case of equipment malfunction. In either case, we would make arrangements with you to make sure the time and date is convenient. 

How much do you pay?

The lease amount depends on the specifics of each location. An ideal location could earn as much as $2000 per month or more ($24,000 per year), guaranteed for 20 years.

Am I responsible for anything?

No. We take care of all of the cost of the equipment, the installation, the permits, the contracts, the connection to the grid, the insurance, and anything else that may occur. You just cash the cheques.

What about my property taxes? Will they go up?

The Ontario Gov’t is working on a clear ruling on this. You would need to contact your municipality to get a ruling on your individual property, but the Assessment Act of 1990 sect 3.(1)- 18 clearly states:

3. (1) All real property in Ontario is liable to assessment and taxation, subject to the following exemptions from taxation:

*Machinery for producing electric power

18. All machinery and equipment including the foundations on which they rest to the extent and in the proportion used for producing electric power but not including any buildings, structures, structural facilities or fixtures used in connection therewith.

What happens if I want to sell my property?

The lease contract is completely transferrable to the new owners. A revenue generating solar installation is likely to enhance your property value.

What happens if I want to cancel the lease?

The leasing arrangement is in effect for a 20 year term. If you would like to buy out the lease, that can be done, and you would pay a pro-rated amount. But, before you decide to commit to a leasing agreement, you really should be considering a 20 year commitment. If you think owning is a possibility, you should consider a purchase from us initially instead of a lease.

How many of these leases can I do with you?

We are considering installation sizes up to 250kW. We can do as many installations that qualify as you have properties. 

Does it make any noise or give off any fumes, or bright lights, or anything? Will it effect my health, or the health of the occupants of the building?

The solar array will operate completely silently, and without any emissions or light or any kind. Unlike some wind installations, there have been no reports of ill health caused by living in proximity to a solar installation.

Can I have you move the solar array if need be?

Possibly, depending on the type of equipment installed, but there would be a cost to you. Again, we would help you choose a spot where it is likely to be able to produce electricity for 20 years undisturbed.

What kind of building or roof type do you require?

There are several requirements for commercial lease eligibility. First the location needs to be free of shade or almost free of shade. It needs to have a Hydro connection. The building can have either a flat or inclined roof, and we require certain minimum roof space (see above). The roof also needs to be structurally sound, and in very good condition. 

Are there any regions where you will not enter into a commercial roof lease agreement?

We need to check with the OPA and the Local Distribution Company in your area to make sure that the grid will accommodate the power generation. Other than that, all of Ontario is technically eligible.
